About
People you can talk to. Work you can follow.
Halden Builders is a fictional San Jose building business in this showcase. The live site would introduce the owner and team here, explain how projects are managed and include verified business history.
The people
Who is on your site.
Founder
Tom Halden
Framer, then general contractor. Still walks every site on Fridays. Signs every schedule.
Superintendent
Luis Serrano
Forty houses with us. Writes the Friday look-ahead and answers the phone at 7 a.m.
Pre-construction
Anika Rao
Runs drawings, permits and the selections list. The reason the tile is in the warehouse before the walls are open.
License and cover
On the record.
- License
- CSLB #1098765, Class B General Building (sample). Verify status before launch.
- Bond
- Contractor's bond on file with the state, as required of every licensed builder.
- Insurance
- General liability $2,000,000 per occurrence; workers' compensation for every person on site. Certificates sent before day one.
- Warranty
- Ask about workmanship and product coverage. The applicable terms and conditions belong in your written proposal.
- Crew
- Your project needs a coordinated team. The scope identifies who handles each trade and who keeps you informed.
How we work
Four habits.
- Everything drawn before anything starts. A full set, a selections list, a schedule with float in it.
- One superintendent, same crew. The person who poured the footing is there when the trim goes on.
- A written look-ahead every Friday. Two weeks out, with any decision we need from you and its date.
- The site swept every night. We work 7:30 to 4:30 and your neighbors get our phone number.
Meet us on your lot.
