Mission San Jose water heater

A twelve-year-old 40-gallon tank let go at the bottom seam on a Sunday morning. We replaced it that day with a 50-gallon gas unit, two seismic straps, drip pan with a drain to the garage door, new flex lines, a new gas sediment trap and an expansion tank, because the house has a pressure regulator.
